FLD&P is now a proud sponsor of “Honor Off-Road”, a 501(C) organization whose Mission Statement is “to commit to bettering our community through volunteer events and fundraising, while at the same time sharing our passion for off-road adventures with others. Our efforts are centered around Suicide Awareness and Prevention, with our charity of choice being the Crisis Center of Tampa Bay”.
FLD&P staff will help Honor Off-Road on December 14, 2019 with their participation in placing wreaths at the Bushnell National Cemetery as part of the Wreaths Across America program, and we encourage veterans, and non-veterans, to join us in honoring those that made the ultimate sacrifice by participating in the Wreaths Across America program at sites in your local community.

The owner of Suncoast Lakes Commercial (RIZK Florida JV) has selected FLD&P to assist with the modification of an existing SWFWMD permit needed to allow future development of the commercial center. We are pleased that our selection was based on the history of timely and professional service members of our staff provided to RIZK Florida JV on other projects in Pasco County, and we look forward to continuing to help our new client be successful on this and other projects, as well as the commercial developer that will purchase land within the Suncoast Lakes Commercial center.

Beazer Homes has selected FLD&P to assist with the Heritage Oaks townhome development in Pinellas County. In addition, based on our staffs knowledge, experience and successful track record regarding complicated engineering and environmental issues, and our commitment to always provide assistance in the most timely manner possible, we are also helping Beazer Homes with due diligence work on 7 other possible developments throughout the greater Tampa Bay area. We are pleased to welcome David W. McDaniel, PSM as a consultant to FLD&P. Mr. McDaniel has more than 40 years of experience in Surveying and Mapping and will provide support and guidance to the FLD&P survey department on boundary surveys, subdivision and condo platting, mean high water surveys, etc. He has been involved with Global Positioning System (GPS) since 1993 and was co-author and co-instructor of the Florida Board of Surveyors and Mappers Certified Course No. 011-02 titled GPS RTK Surveying.
Some of Mr. McDaniel’s projects include lead surveyor for the reconstruction of the Sunshine Skyway Bridge, a subaqueous pipeline crossing of Clearwater Harbor which involved cross-sectioning the Intracoastal Waterway bottom at approximately 50 foot interval equivalents, North Pasco Well Field work for Tampa Bay Water, Project Surveyor for Clearwater Beach Park, which involved research and plotting of deeds and plats dating back to the 1920's, and 2.6 miles of St. Pete Beach Mean High Water Line Survey.
We are extremely proud that he has chosen to be a consultant to our growing firm, and look forward to him using his experience, contacts and track record to further expand our client base.

Joe Beckman, PSM, has joined FLD&P as VP Survey. Joe brings his more than 20 years of surveying experience to our company. That experience includes large master planned developments, retail shopping centers, waterfront marina districts, beachfront condos, as well as large solar sites, and everglades restoration projects. With the addition of Joe’s survey capabilities FLD&P will be a full-service land development company. Many of FLD&P’s senior staff worked alongside Joe when he was with another local company, and we look forward to other office and field surveyors, joining our firm to work with Joe on our projects from Manatee County to Hernando County.

David Weekly Homes has awarded FLD&P a contract for the planning, design, permitting and construction of a 15 acres site in Pinellas County that will be annexed into the City of Tarpon Springs. We appreciate the confidence Martin Frame of David Weekly Homes has in our staff, and Jay Hunting and Paul Skidmore P.E. look forward to helping create an upscale residential development for our newest client.

We are pleased to announce that Enchantment LLC has selected FLD&P to assist with the construction of a JW Marriott on Clearwater Beach. Bill West, the development manager for the project, has worked with several members of the FLD&P staff on other projects such as the Wyndham Grand Resort on Clearwater Beach, and the Dr. Kiran C. Patel College of Osteopathic Medicine in Clearwater. Mr. West selected our staff based on past performance on those projects. We appreciate his trust in our abilities, and look forward to fast tracking this significant addition to Clearwater Beach.

FLD&P staff has worked diligently helping our realtor friends connect with our developer/builder friends to find properties throughout the Tampa Bay area. Our “LAND GRAPHIC” (see that page on our website) has been instrumental in this effort, and has proved to be even more successful than we first imagined. Since mid-July FLD&P has been selected for development, and re-development projects in Clearwater, Tarpon Springs, Tampa and Pasco County that total more than 500 units, and we are now looking for Engineers, Surveyors, Designers and CAD Techs who want to join a family oriented, friendly staff who’s goal is to grow the premier land development consulting firm in the Tampa Bay area. Our website now includes a page entitled “Land Graphic” which shows numerous land parcels available for development, or redevelopment, in Pasco, Hillsborough, Hernando and Pinellas counties. FLD&P staff prepared this graphic after obtaining consent from brokers/realtors that have the listing for the sites. The graphic is updated often by including new parcels, and removing parcels that are no longer available. The goal of the document is to assist our developer clients with a way to get a quick overview of land available in areas in which they want to build, and help them connect with the broker/realtor that lists a parcel in their desired area. The graphic gives basic information of each site, and additional information will be provided to the developer that contacts FLD&P staff to obtain more detailed facts. FLD&P staff does not include either realtors or brokers, so there is no fee involved for this service, however, we expect to have the first opportunity to provide the prospective buyer with a proposal to provide services needed to develop the site. No other consulting firm provides a similar “Land Graphic” for sites in the Tampa Bay area. We are thankful to all brokers/realtors that allow us to show their sites in this manner, and we look forward to discussing this document with any land developer that sees the benefit of this approach to finding land.

FLD&P has been awarded the contract for design/permitting/construction services for The Preserve at Gulf Trace Townhomes– Phase 2. Our team prepared a revised concept plan that increased the unit count from 68, as shown on a concept plan prepared by others, to 80, a 17 percent increase. Work has already begun, with the goal of starting construction by the end of 2019.

Jay Hunting has joined FLD&P as VP Environmental Services. Jay has more than 30 years of successful private and public project experience providing environmental consulting services that led to the issuance of permits from the US Army Corps of Engineers, Southwest Florida Water Management District, and local municipalities throughout the Tampa Bay area. Jay will be responsible for wetland jurisdictional delineations, mitigation plan design, habitat assessments, wetlands stormwater design, surface water system design, and Phase I Environmental Assessments for all our clients. We are pleased that Jay, as an owner and Board member, will provide guidance not only related to environmental issues, but also issues important for the management and growth of FLD&P.

Due to Edith’s 35+ years of experience, knowledge and history with other similar companies, as well as the fact that she will serve in a senior position, Edith will also be a voting shareholder and member of the Board of Directors. Paul Skidmore, P.E. is bringing his 45 years of broad engineering experience to FLD&P, and we are very happy to welcome him as VP Engineering, a voting shareholder and member of the Board of Directors. Paul’s engineering history began even before he graduated from USF in 1985. He holds a P.E. registration in both Florida and North Carolina, and his successful accomplishments include management, supervision and design of major private, and public, projects throughout the Tampa Bay area. His experience and knowledge of drainage design is well known by reviewers and managers of the Southwest Florida Water Management District, as well as the staffs of Tampa Bay area Counties and municipalities. In addition, Paul’s track record in major roadway/drainage design, and his history with FDOT permitting, is second to none.
Based on Paul’s past accomplishments, his experience mentoring young engineers, and his ability to provide project leadership, we are certain that his mission to provide excellent engineering design/permitting products will be accomplished, and will lead to the growth of not only our engineering department, but also our company.

We are pleased to announce that Andrey Syrisko has joined our firm. Andrey’s career began in 1997 when he was an engineering technician in Washington State. Base on his continuing development of skills related to AutoCAD Civil 3D, MicroStation, etc., and his experience with the design/production of land development construction plans for projects throughout the Tampa Bay area, Andrey continued to take on more responsibility, and most recently served as a Sr. Civil Designer and CAD manager for Florida Design Consultants. This experience, combined with his belief in the core values of FLD&P, made his decision to join our company as VP CAD Production an easy one. We welcome Andrey to the FLD&P family as an owner, and Board of Directors member, and look forward to working with him to help grow our firm into one that can compete with any firm in the Tampa Bay area.

FLD&P is pleased to announce that Tarapani Planning Strategies, LLC, had agreed to joint venture with us on future projects/clients. Cyndi Tarapani is the owner of Tarapani Planning Strategies LLC and has more than 37years of successful experience helping clients navigate the often complicated entitlement and development process. Prior to starting her firm Cyndi served the City of Clearwater as Planning Director, and was the Assistant Manager for the City of Tampa’s Land Development Coordination group. Cyndi has provided expert planning testimony for numerous clients/projects throughout the Tampa Bay area. Cyndi and Ed Mazur have combined their experience for many years while employed at Florida Design Consultants.
The FLD&P staff looks forward to continuing this collaboration for clients that have the need to evaluate properties, plan the development of those properties, and coordinate approval via local municipalities.
